Helpful answers before you apply
What does semi-finished mean?
A structurally completed home with roofing, plastering, floor screeding, external doors, windows and concealed electrical and plumbing installations. You complete the interior finishes, such as internal doors, tiles, ceilings, painting, fittings and kitchen, using qualified contractors of your choice.
Can I use my own contractor to finish a semi-finished home?
Yes. Semi-Finished purchasers may engage qualified contractors of their choice for the remaining interior finishes, subject to estate rules and protection of structural members, fire exits, shared services and common areas. The Schedule of Works in your offer sets out exactly what is included.
How is the finished price calculated?
The Finished price is the Semi-Finished selling price plus 24.9%. A separate 7.5% Development and Statutory Fee applies to whichever option you choose.
What payment options are available?
There are two routes. Outright purchase: pay outright in one payment with a 1.5% discount, or spread the price over 3, 6 or 12 months with a one-time 5%, 10% or 15% price adjustment, paid in monthly instalments. Mortgage financing: FMBN NHF, FMBN Diaspora or MREIF through participating lenders, subject to lender approval.
What is the Development and Statutory Fee?
A single 7.5% fee that covers the Deed of Partition, LASBCA building approval and development fees. It is shown and charged separately: on the adjusted contract price for outright purchases, or on the selected home's price for mortgages. It is never added to your mortgage principal or monthly instalments.
What happens if I miss an instalment?
A one-time 2% charge applies to the unpaid overdue amount of that instalment only, not to the whole property price, and it does not compound. For example, if ₦3,000,000 of an instalment is overdue, the charge is ₦60,000. Mortgage arrears follow your lender's contract instead.
What happens after I submit?
You receive a conditional offer with a unique reference, setting out your price, the separate 7.5% fee and your payment dates. For mortgage applications, the 10% initial deposit is due within 48 hours of issuance, and the offer is valid for seven calendar days. A conditional offer is not a confirmed allocation, a cleared payment or an approved mortgage.
What if my mortgage is declined?
You may be assessed for another financing route, pay the shortfall yourself, or seek cancellation and a refund assessment under the approved agreement. A declined mortgage is not automatically a forfeiture of the entire deposit.
When will an eligible refund be processed?
The approved target is 30 calendar days after the refund entitlement is confirmed and necessary details have been provided.
How do I pay safely?
The conditional offer provides the designated Lotus Bank account and your application reference. Independently confirm payment details with Harmony Garden before making a transfer. No application is marked paid until Finance verifies the transaction.
